Churchill Row

1801 N. Leavitt
Chicago, Illinois
Number of Units in Development: 32
Description: Churchill Row is the development of one of the last remaining industrial parcels in Chicago\'s gentrifying Bucktown neighborhood. The project consists of the renovation of an existing three -story timber loft manufacturing building (Churchill Cabinet) into 39 loft and duplex loft condominium units, and twenty-two new construction Townhomes on an adjacent parcel. Townhome buildings are located fronting each of the two streets, establishing a consistent setback and maintaining a strong urban edge, with auto traffic relegated to the rear via a motor court. A new public landscaped passage, connecting the two side streets along an existing raised railroad embankment, has been created with a townhome building fronting on it.
Known as Churchill Row, this landscaped passage gives the project its name and will be a unique public space for the community. In the existing building, the ground floor slab will be lowered to provide enough headroom for mezzanine sleeping rooms. The façade of the first floor units along the street, will be set back behind the masonry piers, providing private and secure outdoor space for those units. The top floor units are duplexed to new rooftop construction with roof decks and fabulous views of the city skyline. The designs of the buildings, both loft and townhouse, are a playful mixture of modernism and industrial detailing, with horizontal ribbed metal panels in a vertical bay, large industrial-like windows and penthouses with curved roof and exposed laminated beams. The project reflects the best of the Bucktown community by re-using an older structure yet responding to today.
